Occupying a fantastic waterfront position on Main Street right in the centre of Scalloway, Seaview House is a detached, two storey property enjoying superb, unrestricted views southwards across the harbour area to the island of Trondra.

Although originally one house, the property has for many years been let out with ‘Seaview West’ comprising three bedrooms, two reception rooms, two shower rooms and a kitchen, ‘Seaview East’ comprising two bed/sitting rooms, one with shower room and kitchen, the other with a kitchenette area and shower room. The property itself is not listed but is situated in the Scalloway Conservation Area. Seaview West has central heating radiators supplied by an oil-fired boiler in the garage, supplemented by a solid-fuel stove in the living room. Seaview East has electric ceiling mounted infrared panel heaters upstairs. Instantaneous electric water heaters provide hot water to Seaview East. Windows are double glazed.

Note because of the configuration of the property mortgage lending may be restricted. Prospective purchasers should discuss the position with their lender prior to offering.

The property requires some repair and general refurbishment which is reflected in the price, but nonetheless offers a great opportunity to acquire a sizeable property with potential in this fabulous situation.

 

Accommodation

Seaview West

Entry to Seaview West is around the back of the building where a uPVC double glazed door opens to an entrance hallway/utility area with space/plumbing for a washing machine, tumble dryer, freezer etc. (appliances not included) and space for coats etc. Off this space is a mainly wet wall-lined shower room with corner shower, white WC and wash hand basin set on a fitted cupboard unit, heating being provided by a heated towel rail/radiator supplied by the central heating system.

The archway to the right leads to a part wood-lined, part-painted exposed stone inner hallway laid leading to two reception rooms and the kitchen. A half-glazed door to the left opens to the living room, a bright and spacious dual-aspect room with windows to the front and side, the double front window enjoying the fine view of the harbour. Heating is provided by a solid-fuel stove (not tested) set in a brick faced chimney breast although there are also two central heating radiators. The second reception room which has a window to Kirkpark to the west side of the building, is presently used as a dining room although could potentially be used as a fourth bedroom. An under-stairs cupboard provides storage.

Finally on the ground floor is a modern fitted kitchen overlooking the rear yard, with units including an integral gas hob with concealed cooker hood over, electric oven and fridge, plus a 1½ bowl sink and plumbing for a dishwasher (appliance not included).

The stair, which is lit by a Velux roof light over, leads up to a small landing with doors to three bedrooms and a hatch to the loft space. The main bedroom to the right enjoys a dual-aspect, again the south-facing window enjoying the great view. It is a good-sized double room with its own en-suite shower room with corner shower, white WC, and wash hand basin. Bedroom two is a west-facing double room. Bedroom three is an east-facing single room with built-in shelved cupboard space. Bedrooms two and three both have a wash hand basin set on a fitted cupboard unit.

Seaview East

The entrance to Seaview East is to the front of the property directly from Main Street, the door opening to a hallway with a bed / sittingroom to the right, and a stair to the first floor ahead with built-in cupboard below providing some storage and having plumbing for a washing machine (appliance not included). At the end of the hall is a blocked-up doorway that originally provided a link between Seaview East and Seaview West, and could presumably be opened up again, any alterations being subject to any necessary consents required.

The bed/sittingroom is a good-sized, ‘L’-shaped space with a window to Main Street again enjoying the great open view south. A kitchenette with fitted units including a sink, and a shower room have been created in one corner although this could potentially be removed to allow the room to revert to one much larger space if required. The shower room comprises a corner electric shower plus a white WC and wash hand basin set on a fitted cupboard unit, heating being provided by wall-mounted fan heater. The living space has a small built-in cupboard by the door.

The stair which is lit by a roof light leads up to another very specious bed/sittingroom on the first floor, this room having two windows again enjoying the open view to the harbour to the front, plus a third window facing east. There is a built-in wardrobe recess, and to the rear a shower room like the one downstairs, plus a modern kitchen with fitted units including a two ring hob, fridge, and inset sink.

 

External

The main external space is situated to the rear of the building with access from Kirkpark. Here there is a landscaped rear yard mainly laid with gravel and paving, with rotary clothes dryer and external cold water tap. The attached garage measures approximately 6.25m x 3.05m (20’7” x 10’) and has double garage doors at one end, power and lighting. There is also a small, gravelled area to the west side of the building.
