Plans submitted for conversion of Bruce Hostel into flats

PEOPLE can now get a closer glimpse into the proposed transformation of the old Anderson High School’s Bruce Hostel into eight flats, with a focus on accommodating key workers.

As the imagery shows, the historic building – which is currently unused – stands to get a significant makeover if the plans come to fruition.

A planning application for the development, led by local company Ocean Kinetics, has now been submitted to Shetland Islands Council.

The plans would see the former hotel building converted into eight flats, while the caretaker’s hut would also be turned into a one-bedroom home.

Ocean Kinetics was successful in buying the property from Shetland Islands Council last year, which as a B-listed building is one of the few remaining standing at the former school site.

With the old Anderson High School site set to be redeveloped into housing by the council, Bruce Hostel will be revamped separately and privately.

A design statement from architect Alan McKay said the intention is to secure the long-term future of the “heritage asset” by adapting it into high-quality residential units for essential workers.

It said it could provide “mid-market rental housing for essential workers, supporting key local services such as healthcare”.

The development would see the creation of six three-bedroom flats and two one-bedrooms units.

A visualisation included in the planning application shows a ground floor flat which retains the original decorative ceilings, with the existing fireplace and surrounds remaining and a bay window restored.

There is also a striking visual of the proposed new entrance, which includes an exposed stone wall alongside a new, contemporary staircase.

Planning documents add: “The apartments are designed to combine the character of the listed building with the comfort and efficiency expected of contemporary homes.

“Existing proportions, window openings, and historic details are preserved wherever possible, creating bright and distinctive living spaces.”

The design statement says there is prolonged water ingress in some areas of the building due to issues including deteriorating roofs.

This has caused damage to ceilings, floors and joinery, especially in the upper levels.

The statement also highlights the condition of the fire escape stairs, which includes blockwork which begins to decay when damp. Under the new plans this structure would be removed and replaced with a new escape route.

The Bruce Hostel was built 1914-23 and was gifted to Shetland by Robert Bruce, originally constructed for school pupil boarding accommodation.
