The property benefits from double glazing and oil-fired central heating however some repair and maintenance is required which is reflected in the price. Nonetheless the property has the potential to provide an attractive permanent home or would be ideal as a holiday let given the location.

Yell is connected to mainland Shetland by a regular ferry service which runs throughout the day from Ulsta five miles south of the house. The island has excellent local amenities including a Junior High School and swimming pool/leisure centre at Mid Yell five miles to the north.


The property is being sold in its current condition and no warranties will be given in respect of any contents or services. Central heating is provided by an oil-fired boiler. The boiler usually provides hot water however this part of the system is not working and therefore repair/replacement may be required.


Entry is via is wood-lined, double glazed front porch which enjoys an open view to the front of the house and has a half-glazed inner door to a carpeted hallway, again wood lined, with paneled doors to two reception rooms and stair to the first floor. Both the reception rooms have doors at the rear which open to a rear lobby leading through to the kitchen.

The carpeted room to the right which has windows to the front and rear and a ‘beamed’ ceiling, has a fireplace housing a solid-fuel stove although it is assumed this requires replacement. There is however also a central heating radiator. The room to the left, also carpeted, has a window to the front of the house.

The rear lobby has cupboard space under the stairs and leads through to a kitchen with fitted units with solid wood block worktops. The units include a ‘Belfast’ sink and a recess which houses a range cooker which will remain along with the integrated fridge/freezer and washing machine however these appliances have not been tested and may require some attention, therefore no warranties will be given. There is a cabinet for a dishwasher however the existing appliance requires replacement. Other features include the wood-lined ceiling, tiled floor, clothes pulley and windows to the south and west, the west-facing window enjoying a view to the voe.

Off the kitchen is a rear lobby, also wood-lined with doors to the bathroom and the patio to the rear of the house, the bathroom comprising a roll top bath with electric shower over, wash hand basin and toilet with high level cistern although some attention is required. The walls are clad with painted wood lining to a dado rail with tiling over and there is a heated towel rail/radiator supplied by the central heating system.

The stairwell and first floor landing are wood-lined, the landing having access to cupboard space in the eaves and doors to the two double bedrooms and a toilet with white WC and wash hand basin, and storage recess off. Both the bedrooms have dormer windows facing north and looking out over the surrounding fields.


The property sits in a large site estimated to extend to around ½ acre or thereby with access over a shared track from the public road, the house being situated on the northern edge, the bulk of the site being situated behind the house to the south where there is a substantial south-facing paved patio area outside the back door. There is corrugated metal clad shed to the side of the house and a further block-built attached store to the west gable, although these require some attention. A small store houses the central heating boiler. Finally the site also includes the fenced park behind the house which stretches down towards the shore.

The size of the site provides plenty of outside space and scope for perhaps extending the house, or adding a garage or polytunnel subject to any necessary consents required.
