The site is convenient situated in a pleasant rural location at Tingwall which lies just five miles from Lerwick and four miles from Scalloway, putting the site within easy reach of a wide range of amenities, although there is a local primary nearby at Strand and also a community hall. The location would be particularly suit keen golfers as there are two golf courses within a couple of miles; the main 18 hole course at Dale, and the 9 hole course which runs along the lochside at Asta.
Outline planning permission (reference 2007/279/PCO) was originally granted in 2007 for the erection of a dwellinghouse, three polytunnels and a glasshouse. More recently detailed planning (reference 2012/079/PPF) was granted in 2012 for a four bedroom detached house to a stunning design by renowned local architect Alan McKay. The property, which was to be situated in the north west corner of the site and therefore benefitting from fine views both to the north and south along the Tingwall Valley, comprised a living room, open plan to a dining room, double height sun room, kitchen, main bedroom with walk-in wardrobe, a second double bedroom, bathroom, separate WC and utility room on the ground floor, plus two further bedrooms, a shower room and a studio/store upstairs.
This planning permission has now lapsed however it is thought that it could be easily reinstated. Permission for an alternative design could be sought, however prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly.
A large shed/greenhouse was constructed in 2010, the shed to the rear measuring 20.7m long x 3.9m wide with double doors at one end, a single door at the other.
